Cancellation Policy
Cancellations: you may cancel or change a reservation up to 30 days before your arrival with no penalty fee. Reservations cancelled within the 30 day period but no later than 14 days prior to arrival will receive 80% back from their nightly rate. There would be no refunds on reservations that fall within 14 days or less prior to arrival.
House Rules
It is our pleasure to share our home with you, however some rules must be followed in order to keep the home beautiful, well furnished and well maintained for every guest. Please be sure to read the following rules.
Excessive Noise
Please understand that in the communities where these homes are located there are different types of residents, long term and short term residents like you. We don't want to disturb our neighbor residents with excessive noise between the hours of 10:00 pm - 8:00 am.
Prompt Check-out
In order to turning the houses in time for our next guests we ask that you check-out promptly at 10:00 am. We will charge $30 per hour for any late check-out unless we have coordinated something previously with you.
Home Occupancy and Fees
These homes are specifically designed for a specific amount of guests. We will not allow more than 11 guest total. guests total. The fee for over occupancy would be $20 per night per person up to $50 per person depending on the violation.
The homes are set up as a vacation homes only, there are no parties or gatherings of any kind allowed. Guest who are found violating this rule will forfeit their reservation and will be asked to vacate the property immediately. We may impose a party fee of $1000 plus court fees if needed.
Other things to note
Always supervise your children, especially in pool areas. The safety gate is provided however, children should not be left alone by the pool.
The use of recreational or illegal drugs are not permitted
No tampering with the pool equipment or the pool heater.
Grill is available to use upon request there is a $25 cleaning fee and $10 propane gas fee to use it.
Please note if you bring a pet you will be charged a pet fee of $300. We really don't take pets but if you have a need exemptions may be made with the fee stated above so that we can do an enhance cleaning after your visit. This will prevent guests with allergies to being expose to allergens.
Absolutely no smoking inside the home.
We will also send you a contract at time of booking with additional details and policies.
